Asbestos Inspection & Testing in Chicago — Why Inspection-Only Matters

Most asbestos companies inspect and then also sell removal. Their revenue depends on finding problems. Ours doesn’t.

We specialize in asbestos inspection and testing only. If asbestos is present, we explain what was found, where it was found, and what your options are — then you decide next steps.

That’s what true conflict-free testing looks like.

Unbiased Results
Our findings are based strictly on NVLAP-accredited lab analysis. We have no financial relationship with any abatement company.

Licensed Inspectors, Not Salespeople
Every inspection is performed by an Illinois IDPH-licensed asbestos inspector following documented sampling protocols.

Third-Party Verification
All samples go to an independent, nationally accredited lab — results are objective and defensible.

Asbestos Testing Before Renovation, Flooring Replacement & Demolition

A large portion of our inspections involve older Chicago homes, two-flats, basement remodels, apartment buildings, and renovation projects where asbestos-containing materials may still be present behind finished surfaces or under older flooring. We regularly work in neighborhoods such as Logan Square, Pilsen, Bridgeport, Hyde Park, Wicker Park, Avondale, and Andersonville, where older housing stock often contains suspect building materials that should be evaluated before renovation or demolition work begins.

One of the most common situations we see is old floor tile with black mastic underneath — especially before new flooring installation or demolition work begins. We also regularly inspect popcorn ceilings, pipe insulation, boiler wrap, plaster walls, textured coatings, cement siding, and materials commonly found in pre-1980 Chicago properties.

Many homeowners and contractors call us before remodeling kitchens, finishing basements, replacing flooring, opening walls, or pulling permits. Our goal is simple: test what matters for your project, provide clear lab results, and help you move forward with confidence.

Frequently Asked Questions

Is asbestos dangerous if it’s not disturbed?

Asbestos is generally not considered a major risk when materials are intact and undisturbed. The concern comes when asbestos-containing materials are cut, broken, sanded, scraped, drilled, removed, or otherwise disturbed during renovation, demolition, or repair work.

How much does asbestos testing cost in Chicago?

Residential asbestos inspections start at $375 and include up to 3 samples, a visual inspection, and laboratory analysis. Commercial asbestos inspections start at $550 and include up to 3 samples. Additional samples are $75 each. Rush lab service may be available.

How do you test for asbestos?

Asbestos testing typically involves identifying suspect materials, collecting targeted bulk samples where needed, and sending those samples to an accredited laboratory for analysis. A written report then shows what materials were tested and whether asbestos was detected.

Can black mastic contain asbestos?

Yes. Older black floor adhesive, commonly called black mastic, can contain asbestos and is often found under older vinyl flooring and tile. Laboratory testing is the only way to confirm whether asbestos is present.

Do I need an asbestos inspection before demolition?

Many demolition projects require asbestos inspection or testing before work begins, especially when suspect materials may be disturbed. Requirements vary depending on the project and municipality.

Is asbestos testing required for permits in Chicago?

Some renovation, demolition, and permit-related projects in Chicago and surrounding municipalities may require asbestos documentation before work can proceed. We provide inspection reports with lab results, photos, and documented sample locations when needed.

Can you test for asbestos yourself?

DIY asbestos test kits exist, but collecting samples improperly can disturb suspect materials and may lead to inaccurate results. Professional asbestos inspections help ensure samples are collected safely and sent to an accredited laboratory for analysis.

What year homes are most likely to have asbestos?

Homes and buildings built before 1980 are more likely to contain asbestos in certain building materials, including flooring, adhesives, insulation, textured ceilings, drywall compounds, and other suspect materials.

Can I still renovate if asbestos is found?

Yes. Finding asbestos does not automatically stop a project. In some cases, materials may remain in place if they are intact and not being disturbed. In other cases, licensed abatement may be required before work continues.

How long do asbestos test results take?

Standard laboratory results typically take 2 to 3 business days. Rush lab service may be available depending on the number of samples and lab schedule.

Can I remove asbestos myself in Illinois?

Some asbestos-containing materials may legally be handled by property owners in limited situations, but removal rules vary depending on the material, project scope, and property type. Improper removal can create serious contamination and liability issues, so professional guidance is strongly recommended before disturbing suspect materials.
