Why Inspection-Only Matters

Most asbestos companies inspect and then sell removal. Their revenue depends on finding problems. Ours doesn’t.

We specialize in inspection and testing only. If asbestos is present, we clearly explain what it is, the associated risks, and your options — then you decide next steps.

That’s what true conflict-free means.

Unbiased Results
Our findings are based strictly on NVLAP-accredited lab analysis. We have no financial relationship with any abatement company.

Licensed Inspectors, Not Salespeople
Every inspection is performed by an Illinois IDPH-licensed asbestos inspector following documented sampling protocols.

Third-Party Verification
All samples go to an independent, nationally accredited lab — results are objective and defensible.

We found Frank through Google and he answered our call right away and was at our house within an hour of calling him! The report came in a few days later. Frequently Asked Questions

Is asbestos dangerous if it’s not disturbed?
Asbestos is generally not a risk when materials are intact and undisturbed. The concern comes when materials are damaged or will be disturbed during renovation, demolition, or repairs.

Can I still renovate if asbestos is found?
Yes, and this is the part most people don’t expect — finding asbestos doesn’t kill the project. In many cases materials can stay in place. When abatement is required, you just need a licensed contractor to handle that portion. My report tells you exactly what was found and where, so you and your contractor know what you’re dealing with.

What year homes are most likely to have asbestos?
If your home was built before 1980, I’m going to recommend testing before any renovation. The tile itself is often intact — it’s the mastic underneath that comes back positive most often. Better to know before your contractor starts pulling floors.

Do I need asbestos testing before replacing flooring?
In many cases, yes — especially if you're removing old vinyl flooring, tile, or mastic in an older home. Testing helps prevent disturbing asbestos-containing materials during removal.

Do I need to leave my home during the inspection?
No. The inspection process is quick and non-invasive. You can remain in the home while sampling is performed.

Do I need to prepare anything before the inspection?
No special preparation is needed. We’ll walk the property with you and handle everything during the inspection.
